In Ukraine, there are over 60.3 million hectares of land, of which more than 70% (42.7 million hectares) are agricultural lands. About half of the agricultural land (45%) is fertile black soil.

Cost of land by region

After the opening of the land market, the State Service of Ukraine for Geodesy, Cartography, and Cadastre (State Geocadastre) published the normative assessment of land plots. First of all, it is used to determine the state duty and lease payments.

The cost of agricultural land in Ukraine by regions

The cost of land by regions of Ukraine:

  • The highest price for one hectare in Dnipropetrovsk oblast is 34,251 UAH. The land is fertile, approximately 30% of it consists of deep and ordinary chernozems. The main direction of agriculture is the cultivation of grain and industrial crops.
  • It will be slightly cheaper to purchase a plot of land in Cherkasy – 33,646 UAH/ha. The soil is represented by low-humus and restored chernozems. More than 30% of arable land is highly valued by farmers.
  • In Kharkiv – 32,237 UAH per hectare. There are low-humus, reclaimed, and medium-humus chernozems located here. Approximately 35% of the land is very fertile.
  • In Donetsk – 31,111 UAH/hectare. The foundation consists of regular and deep black soils. Livestock breeding and the cultivation of grain and industrial crops can be developed on them. For a good harvest, it is recommended to apply mineral and organic fertilizers.
  • In Luhansk, agricultural land will cost 27,125 UAH per hectare. The soils are deep black earth and ordinary. The plowed lands are susceptible to wind and water erosion. Measures should be taken to retain moisture in the soil.
  • In Kyiv price has decreased to 26,531 UAH per hectare. The region features low-humus restored chernozems and dark gray forest soils, which do not require additional fertilization. More than 30% of the agricultural land area is very fertile, however, in the north, these figures drop to 10-20%.
  • Land prices in Kherson are among the lowest in Eastern and Central Ukraine, only 24,450 UAH/ha. The soil is fertile — southern chernozems. In agriculture, measures for moisture accumulation and preservation are of primary importance.
  • If you are considering buying a plot in Kirovohrad, you will have to pay 31,888 UAH per hectare. Here, the chernozems are ordinary and deep. The lands located in the northern part of the region are more fertile.
  • In Poltava – 30,390 UAH/ha. Low-humus and medium-humus chernozems, which are highly valued by farmers, prevail.
  • In Mykolaiv – 27,038 UAH per hectare. Southern black soils are located in its territory. These lands are considered some of the best in Ukraine. There are also dark chestnut soils present, the acidity of which should ideally be increased using physiological fertilizers.
  • In Zaporizhzhia – 24,984 UAH/ha. The region is represented by deep, ordinary, and southern chernozems, and closer to the Azov Sea, the concentration of valuable agricultural land increases.
  • In Sumy, the price is 26,793 UAH/ha. The black soil here is low in humus and restored. In the north, dark gray forest and turf-podzolic-gley soils appear, which require high doses of mineral fertilizers and liming. Grain crops, potatoes, and beets grow well on these soils.
  • In Odesa – 31,017 UAH/ha. The land is represented by deep, ordinary, and southern black soils. The concentration of valuable agricultural land varies depending on the location of the plot.
  • In Chernihiv – 24,065 UAH per hectare. Fertile areas are concentrated in the southern part of the region, represented by low-humus and medium-humus chernozems. In the north, dark gray forest and sod-podzolic-gley soils prevail.
  • In Zhytomyr the lowest prices in Ukraine are 21,411 UAH/ha. There is little land suitable for successful agricultural activities. They are mainly represented by dark gray forest, soddy-podzolic-gleyed, clay, and sandy soils. Although in the southern part of the region, there are low-humus reclaimed chernozems.
  • In Vinnytsia – 27,184 UAH/ha. There are predominantly low-humus chernozem soils with the addition of dark gray forest soils. More than 30% of the acreage is characterized by high fertility.
  • In Rivne – 21,938 UAH per hectare. The turf-podzolic, sandy, and loamy soils allow for the cultivation of the main types of agricultural crops. The unsuitable lands are peat bogs.
  • For Khmelnytskyi, the state cadastre has established the cost of land at 31,477 UAH/ha. Farmers value these lands for their high concentration of fertile soils (more than 30%). The base is low-humus restored soil, but podzolic chernozem is also found. It is well-suited for growing vegetables, technical crops, and fruit-berry cultures.
  • For Ivano-Frankivsk – 26,087 UAH/ha. The territories are poorly suited for agriculture, there are good soils, but they are few.
  • In Volyn, the price has decreased to 21,806 UAH/ha. The region is also represented by low-yielding lands, with only the southern part showing an improvement. Peat bogs dominate, with the addition of podzolic and light gray soils.
  • In Chernivtsi – 33,264 UAH/ha. For the western part of the country, the land is good, with over 20% of agricultural plots being fertile. The majority consists of dark gray forest soils, podzolic, and low-humus restored chernozems.
  • In Ternopil, the price has risen to 29,035 UAH per hectare. The agreements are similar to those in Chernivtsi. Vegetables, grains, fruits, and technical crops grow well on them.
  • In Lviv – 21,492 UAH/hectare. The soil quality does not differ much from the previous 2 regions. To ensure yield, measures to prevent erosion are needed: the application of nitrogen, phosphorus, and organic fertilizers.
  • In Zakarpattya – 27,268 UAH/ha. The main types of soils: foothill chernozems, turf-podzolic, and forest. Soils suitable for agricultural work are available, but the area of plowed land is less than 100,000 ha.

In occupied Crimea, the price of land is 26,005 UAH per hectare.

Please note that this is not the final price of land in Ukraine. It will increase taking into account the location, soil fertility, climatic features of the region, and demand. According to forecasts by the Prime Minister of Ukraine, the price of land will increase at least twofold within 5 years.
