The cost of 1 hectare of land in the Khmelnytskyi region
Prices in the region for agricultural plots differ from the average in Ukraine. 1 hectare will cost approximately 31.48 thousand UAH (1170 $). To correctly choose a share, it is necessary to consider not only the fertility of the soil but also the availability of infrastructure (access roads, etc.). The market value of 1 hectare depends primarily on the quality of the soils, the characteristics of the climate, and the relief.

Area of land for plowing
The region occupies about 3.4% of the territory of Ukraine. Agricultural lands stretch over 1561 thousand hectares (which is almost 4% of the country’s lands), of which 1326 thousand hectares are arable land. Dark gray podzolized soils are located on leveled areas of watersheds and gentle slopes, in the central and southern parts of the region. They have a deep fertile layer (55-65 cm), which contains up to 2.9-3.1% of humus. Light gray and gray forest soils are widespread in heights and slopes in various districts of the region, but mostly in the southwest and south. Podzolized black soils are located in the central and southern parts of the region. They have formed on leveled plateaus under forest and steppe vegetation, have a deep humus layer, with a content of natural nutrients in the upper horizon – 3.0-4.0%.
The most fertile are typical black soils. They formed in the southwestern and central parts of the region. The concentration of humus is 4-8%, with a depth of the fertile layer of 80-90 cm. The moderately continental climate with mild winters and fertile land allows for the cultivation of winter wheat, oats, buckwheat, sugar beets, vegetables (mainly potatoes), and chicory, as well as aromatic oil crops.
