In 2024, the prices of agricultural land in Ukraine continue to rise, and the average cost of a hectare reaches 51,357 hryvnias. However, the price may vary depending on the region and other factors, such as location, infrastructure, soil fertility, and market demand.

Since the opening of the free land market in Ukraine in July 2021, citizens have had the opportunity to freely buy and sell agricultural land plots.
Factors that determine the value of land
One of the main factors is the intended purpose of the land plot. In Ukraine, several types of land are distinguished:
- agricultural lands: are used for growing crops or livestock. The cost of such plots ranges from 1000 to 10,000 dollars per hundredth, depending on soil fertility and location;
- land for development: used for residential or commercial construction. Their cost ranges from 5000 to 50,000 dollars per hundred square meters, depending on proximity to the city and the level of infrastructure;
- industrial lands: designed for the placement of production facilities, and their price can range from 10,000 to 100,000 dollars per hundredth of a hectare. Factors that influence the cost include the availability of utilities and the economic potential of the region;
- other types of land: they include forests, water bodies, or land with special status. Their prices depend on unique characteristics and legal restrictions.
The average cost of land in Ukraine
As of today, a hectare of land in Ukraine costs, on average, about 51,357 hryvnias, with fluctuations ranging from 29,910 to 136,810 hryvnias depending on the region. The cost of land in areas with developed infrastructure or proximity to large cities is significantly higher.
Fertility as a key factor
Fertile lands have a higher value, especially in cases of agricultural use. As the demand for agricultural land increases along with the development of the agricultural sector and the real estate market, prices for such lands continue to rise. The final cost of the land is determined after a comprehensive assessment of all these factors.
