Despite the war, the market is showing signs of gradual recovery. In 2025, legal entities have already joined the bidding, and the number of deals and sales volumes have reached new records.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Growth dynamics<\/h2>\n\n\n\n<p>The average cost per hectare of agricultural land rose from 38,000 to 60,700 hryvnia between 2021 and 2025. In total, Ukrainians purchased 636,000 hectares, concluding more than 339,000 deals worth over 30.4 billion hryvnia, according to <a href=\"https:\/\/opendatabot.ua\/analytics\/land-2025\">OpenDataBot<\/a>.<\/p>\n\n\n\n<p>In the first months after the market opened in the summer of 2021, the average price per hectare reached 95,700 hryvnia, but by the end of the year it had fallen to 33,700. Demand remained high, but the market had not yet stabilized.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"960\" height=\"540\" src=\"https:\/\/zemi.com.ua\/wp-content\/uploads\/2025\/07\/land-up-price.jpg\" alt=\"Land market in Ukraine: how the price per hectare has risen by 60% in four years\" class=\"wp-image-1559\" srcset=\"https:\/\/zemi.com.ua\/wp-content\/uploads\/2025\/07\/land-up-price.jpg 960w, https:\/\/zemi.com.ua\/wp-content\/uploads\/2025\/07\/land-up-price-300x169.jpg 300w, https:\/\/zemi.com.ua\/wp-content\/uploads\/2025\/07\/land-up-price-768x432.jpg 768w, https:\/\/zemi.com.ua\/wp-content\/uploads\/2025\/07\/land-up-price-800x450.jpg 800w\" sizes=\"auto, (max-width: 960px) 100vw, 960px\" \/><\/figure><\/div>\n\n\n<p>With the start of full-scale war in 2022, the number of transactions fell sharply \u2014 only 323 transactions were registered in May. A partial recovery began in the summer of that year, but volumes remained a third lower (to 4,600 transactions per month) than before the war.<\/p>\n\n\n\n<p>In 2023, the situation stabilized. The monthly number of transactions reached 4\u20137 thousand, and the average price rose from 39 to 42 thousand UAH\/ha.<\/p>\n\n\n\n<p>Legal entities were admitted to the market in 2024. Despite concerns, there was no massive increase in activity due to restrictions on companies with foreign capital. However, since spring, the number of transactions has exceeded 9,000 per month, and the total sales amount has reached UAH 1 billion per month.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Regional statistics: where land is most expensive<\/h2>\n\n\n\n<p>In June 2025, the highest average prices per hectare were recorded in:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ivano-Frankivsk region \u2014 UAH 126,600\/ha;<\/li>\n\n\n\n<li>Lviv region \u2014 UAH 118,300\/ha;<\/li>\n\n\n\n<li>Kyiv region \u2014 UAH 89,400\/ha;<\/li>\n\n\n\n<li>Ternopil region \u2014 86.9 thousand UAH\/ha;<\/li>\n\n\n\n<li>Dnipropetrovsk region \u2014 73.9 thousand UAH\/ha (the highest price among the frontline regions).<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Where is the cheapest land<\/h3>\n\n\n\n<p>The lowest average price per hectare is observed in:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Zaporizhzhia region \u2014 38.3 thousand UAH\/ha;<\/li>\n\n\n\n<li>Kherson \u2014 39.1 thousand UAH\/ha;<\/li>\n\n\n\n<li>Chernihiv \u2014 41.1 thousand UAH\/ha;<\/li>\n\n\n\n<li>Mykolaiv \u2014 41.6 thousand UAH\/ha;<\/li>\n\n\n\n<li>Odesa \u2014 41.8 thousand UAH\/ha.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">The most active regions in terms of the number of transactions<\/h3>\n\n\n\n<p>In the first half of 2025, the largest number of transactions was concluded in:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Poltava region \u2014 5.4 thousand transactions;<\/li>\n\n\n\n<li>Vinnytsia region \u2014 5.4 thousand transactions;<\/li>\n\n\n\n<li>Kyiv region \u2014 4.7 thousand transactions.<\/li>\n<\/ul>\n\n\n\n<p>Compared to the second half of 2021, in the first half of 2025, the number of deals increased by 13%, and the total value tripled: from 2.85 to 8.22 billion UAH.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Conclusion<\/h2>\n\n\n\n<p>Despite the difficult economic situation, the <a href=\"https:\/\/zemi.com.ua\/en\/obyavlenyya\/\">land market<\/a> in Ukraine continues to develop. Rapid price growth, expansion of the circle of participants, and regional activity indicate stabilization and increased confidence.
